Since Facility managers employ computers to monitor the performance of their mechanical systems, it is vital that they are familiar with all components of the building's mechanical systems. Facility Managers should have a good understanding of the software they are using, as well as a background in the control systems that are used to operate the hardware.

The majority of facility managers possess either a two or four year college degree in a technical field. Their background should include hands-on experience in either construction or project management. Since a portion of their responsibility deals with both crew and project management, related business courses are also helpful in landing these jobs.

A number of large buildings, industrial sites and campus complexes employ an on-site Energy Manager. As service organizations have developed, some projects have gone with an outside Energy Manager. This individual is responsible for operating and maintaining the systems, as well as providing a quality interior environment at the lowest possible cost.
